A Property Manager is someone who preserves the value of an investment property while generating income as an agent for the owners. More specifically, a property manager is expected to merchandise the property and control operating expenses to maximize income.
Once contacted by an owner of a potential property, we will arrange to do the following:
- view the home and complete a marketing analysis to determine a rental rate for the property,
- enter into a management agreement with the owner of the property,
- advertise the home for rent,
Each prospect interested in the home will be given an application. The first applicant(s) that meets our criteria and has final owner/landlord approval will be accepted.
Prior to tenant move in we will arrange for an independent 3rd party inspection of your home. Thereafter, we recommend having inspections initially at 6 months after the tenants move in and 6 months after any lease renewal. This will chronicle and document the condition and maintenance habits of your tenants, neglect or abuse before any serious or costly damages occur. Additionally it will serve to highlight any items that are out of code, which we will be able to address and make sure that there are no unauthorized pets, and/or usage of the property. We believe that this is a tremendous value in protecting you from possible litigation, as a 3rd party report leaves no doubt as to the actual condition of the home.
Tenants' rents will be collected and deposited by the 5th of each month. Baring any late payments, all monies will be accounted for and disbursements together with monthly statements will be available to owners on the 10th of each month. Owners will have their funds deposited via e check straight into their bank account - checks can be snail mailed at $5.00 charge.
Repairs to Properties
If the owner has a home warranty plan, we will call the company to address the service issue directly. During peak seasons, Evey Edwards Group will attempt to contact the Home Warranty. However, if they are too slow to respond an alternate vendor will be contacted to repair services quickly when temperatures are above 90 degrees. Typically Home Warranty contracted vendors do not respond quickly enough in peak seasons. While lack of a/c is technically not considered an emergency per Texas Property Code – let’s face it anytime the a/c is over 90 degrees, it is pretty hot and sweaty and will undoubtedly cause stress and discomfort to tenants especially with children and pets in homes. In the absence of a home warranty, we have a good referral network of vendors that we can call upon to service and repair maintenance issues for your home.
If a property has been occupied for some time and shows poorly, i.e. requires re-painting/touch-up etc., prior to being offered for re-rent, owners will be required to authorize and pay for necessary work to ensure that the property being offered in the market place is in A-1 condition. Our goal as a management company is not only to provide our property owners with excellent service, but also to meet the needs of our tenants by offering an excellent product. Properties in great shape rent faster, for higher values and in the event an owner needs to liquidate require less monies to get them in great shape to market for sale.
Listing the Property for Rent
We advertise the property through a combination of:
- Signage – A highly visible "For Lease" sign will be placed at your property.
- MLS – during the listing period, your home will be listed in the Multiple Listing Service powered by the San Antonio Board of Realtors (SABOR)
- Web Exposure – Realtor.com, Zillow.com, Trulia.com, Hotpads.com, and SanAntonioHomes.com. We also encourage our military owners to check out the For Rent on MilitarybyOwner.com site. In the event you secure a tenant yourself we are able to offer discounts – just Ask!
